Maintenance Charges for Services, Damages, and Necessary Repairs or Replacements

All damages and necessary repairs in an apartment, as explained in your lease will be charged to the resident in accordance with the cost of materials involved.
Maintenance Duty Hours: Monday-Thursday: 7:00 AM to 4:30 PM
You may submit work orders during our normal office hours by either calling our office at 256.845.0424 or via email. Please send a detailed email including your name, property name, unit number, and a description of the work needed.
Emergency work orders may be called in at any time during the day or night and on weekends. If you are unsure if it is considered an emergency, please see our Emergency Maintenance page. Below is a description of both types of work orders. Just remember, any unreported maintenance is considered a serious lease violation. Do not submit any emergency work orders via email.
Marking on the outside walls of buildings or apartments will result in charges for cleanup and may result in lease termination.
Parking on lawn is not allowed according to your lease and lawn damages will be charged to guilty residents and may result in lease termination.
Additional Charges Will Result in Any of the Following:

- 3rd Offense - Eviction
- Trash Pickup:
- Minimum of - $8.00 - $50.00
- Washing Cars/Vehicles:
- 1st Offense - $25.00 and Warning
- 2nd Offense - $60.00
- 3rd Offense - Eviction
- Bicycle and Toys Picked Up:
- Will store for 10 business days - Charge of up to $10.00 per item
- Smoking Damage In Unit:
- Upon Move-out All rooms - $250.00
- One room only - $100.00
- Clean Up of Cigarette butts:
- Per Incident - $10.00 - $35.00
Residents are responsible for keeping their apartment clean on the inside and outside.
Charges will be made as above for any lack of care or necessary cleanup.
