Emergency Maintenance
For EMERGENCY maintenance work orders after hours, during a Holiday, or on weekends, please call 256.845.0424 and provide your name, phone number, apartment number, and a brief description of the problem. Someone will return your call as soon as possible. Do not submit any emergency work orders via email.
Emergency Maintenance Work Orders consist of, but are not limited to the following:
- NO ELECTRICITY (Not Related to wide Power Outage)
- FIRE, major WATER or WIND damage, or APARTMENT FLOODING
- REFRIGERATOR not working at all. Maintenance will respond 7 days a week, 365 days a year, until 9:00 p.m. unless the maintenance department is scheduled to be closed the following day. Calls after 9:00 pm will be handled the next morning. We ask that you do not open the doors during this time.
- SEWAGE backing up into the apartment. A washing machine drain backing up into the bathtub is not considered an emergency.
- TOILET overflowing. A clogged commode must be unclogged within 24 hours of date reported to maintenance. If clogged due to residents carelessness there will be a $75.00 charge.
- NO HOT WATER in extremely cold weather (temperature 49 degrees or below)
- NO HEAT when the temperature is 49 degrees or below.
- HVAC AIR is completely out when the temperature is 82 degrees in the unit or above. Maintenance will respond until 9:00 pm unless the resident is elderly (62 years or older) or disabled. If after 9:00 pm, maintenance will respond the first thing the next day unless the resident agrees to a $65.00 charge.
- SMOKE ALARMS not working. Maintenance will respond to smoke alarms in a non-working status at no charge. Calls reported that the smoke alarm is chirping and will be repaired the next business day unless there is a power outage. All smoke detectors are hard-wired and have a battery backup. When it chirps, this means the battery is running low; however, it is still working.
- Forced Entry/Break-in (Apartment needs to be secured). The tenant will be charged $65.00 unless a police report is obtained.
If you are "locked out" of your apartment:
You may call the emergency number 256.845.0424. Next, you should wait at your apartment until a staff member of FPHA arrives. Maintenance staff shall wait no longer than (10) minutes if the resident is not there. Proof of identity to verify you're on the lease will be required before unlocking the door. Your account will be charged.
The following is a list of charges in regards to door locks:
- FPHA staff is called out during normal business hours to let you in your apartment = $15.00
- H/A staff is called out after normal business hours to let you in your apartment = $125.00
- Tenant request to change door locks after-hours = $125.00
If FPHA determines your call is NOT an emergency, the maintenance may not be performed until the following business day. Responding to a non-emergency call will result in the resident being charged for a service call of $65.00 - NO EXCEPTION.
